Well pump monitoring for property managers
Welly watches the well pump at every property you manage and alerts you, and your contractor, the moment one starts acting up. Every well on one screen.

At a rental, the first sign of a well problem is usually a tenant with no water. By then it’s an after-hours call, a habitability clock, and a pump replacement you could have avoided.
Welly watches every pump in your portfolio, so repairs get scheduled instead of rushed.
Set for each property
A leak, a running toilet, or a hose left on.
More starts in a day than that pump’s normal.
Drawing more than it should, often the first sign of wear.
Rapid on-and-off, usually a waterlogged pressure tank.
The pump runs at a property set to Away.
Pump status, water use, and alerts for every property on one screen.
No daily false notifications. When a pump acts up, you and your contractor hear about it at the same time.
Cut pump power at any property before a leak turns into a flood. Turn it back on the same way.
4 well pump warning signs
Welly learns what normal looks like for each pump. When a reading leaves that range, you get one of four alerts, each named for what the pump is doing.
Welly watches the pump. It doesn’t test water quality or find leaks inside the house.
The pump is calling for water that isn’t there. Running dry can burn out a pump in an afternoon.
It keeps running long past its normal. Usually a leak, a running toilet, or a hose left on.
The motor is drawing more than it should. Often the first sign of wear, caught while it’s still a repair.
The pump clicks on and off every few seconds. Usually a waterlogged pressure tank. Left alone, it wears out the motor.
Who Welly is for
At a rental, a failing pump usually shows up as a tenant’s call, a guest’s complaint, or a problem nobody sees at a vacant unit. Here’s what those four alerts look like across the properties you manage.
Know a tenant’s well is running dry before they call, and have your contractor on the way.
See every well on one screen, sorted so the property that needs you is on top.
Set it to Away between guests. If the pump runs overnight, you’ll know before check-in.
How it works
We check each property’s pump, pressure switch, and panel, confirm Welly fits, and give you a firm per-well price before anything is ordered. No charge for the visits.
A licensed plumber or electrician wires Welly at each property. One brief power interruption, no plumbing, and tenants barely notice.
Your installer pairs each property to your account by scanning the code on the panel. You choose who hears about which address.
Welly works with standard submersible and jet pumps, 120V or 240V single phase, up to 2 HP.
Your pump keeps running normally. If the internet or the power goes out, it works exactly as it did before Welly, and Welly reconnects on its own. It joins each property’s existing Wi-Fi, with no hub and no separate data plan.
Each property needs a usable Wi-Fi signal where the panel is mounted, often the well house or basement.

A leak detector watches the plumbing inside one house. A pump relay watches the pump but can’t reach you. Welly watches every pump in your portfolio and tells you what’s wrong.

Book free site visitsWe were on vacation when we heard that our fridge line broke and had been flooding our basement for 3 days. Awesome neighbors and restoration service came to remove our stuff, dry it out, and cut all the walls and floors. We came back to it not feeling like home but a big project. When I learned about Welly I signed up to be one of their first customers. I did the math and if it saves me from 1 future issue it’s still a deal. Plus, I do feel better when we’re away. The Welly app is easy to use once you set up your profile.
